TERMS APPLICABLE TO THE CITY OF ESPOO’S CHRISTMAS TREE SALES LOCATIONS IN 2026

A sales permit granted by the City of Espoo and acquired through the winning bid at auction (huutokaupat.com) (hereinafter the “Sales Permit”) entitles the holder to sell Christmas trees in the area separately circled on the map attached to the auction listing, on land owned and controlled by the City of Espoo (hereinafter the “Sales Location”). The Sales Location cannot be changed.

The Sales Permit is valid daily from 7 December to 24 December 2026, from 07:00 to 21:00, except on Christmas Eve, when it is valid from 07:00 to 16:00. The Sales Permit is valid only in 2026 and does not entitle the holder to use the Sales Location after the permit has expired.

The Sales Location is handed over in its existing condition. The bidder is responsible for having carefully familiarised themselves in advance with the Sales Location and its immediate surroundings. The holder of the Sales Permit accepts that similar activities may be carried out near the Sales Location. The City will not arrange security for the Sales Location.

After Christmas tree sales have ended, the holder of the Sales Permit must, no later than 29 December 2026, remove from the Sales Location any unsold trees and tree waste and clean each Sales Location in their possession.

If the holder of the Sales Permit leaves trees at the Sales Location or otherwise neglects to clean it, the holder must pay the City of Espoo a contractual penalty of EUR 2,000 for each uncleaned Sales Location in their possession. The contractual penalty will be invoiced to the holder based on the established failure to clean the Sales Location, without further hearing of the holder. All observed failures to comply with the cleaning obligation will be photographed and documented.

Advertising devices or other equipment that prevents or obstructs the maintenance or normal use of the immediate surroundings of the Sales Location may not be brought to the Sales Location. Plantings or equipment at the Sales Location must not be damaged. The use of planted trees or shrubs to support the trees for sale is prohibited. If the Sales Location is near a transformer substation, the trees must be placed for sale so that access to the substation remains unobstructed. Sales stands or trees must not be “planted” in the ground by making holes. The sale of juniper or other goods at the Sales Location is prohibited.

The auction winner may not transfer, rent, assign or sell the Sales Permit or Sales Location to another person, company or organisation. The holder of the Sales Permit is responsible for ensuring that parties operating at the Sales Location on their behalf comply with the terms of the Sales Permit.

If use of the Sales Location is prevented for a reason attributable to the City, the City undertakes to promptly provide the holder of the Sales Permit with a replacement Sales Location or, if no replacement Sales Location can be provided, alternatively refund the fee paid for the Sales Permit. No other compensation will be paid.

If the holder of the Sales Permit or their representative fails to comply with these instructions or other applicable instructions issued by a City authority, a representative of the City of Espoo’s Land Division or another competent authority has the right to suspend the holder’s activities at the Sales Location without compensation or refund for any unused sales time.
