TERMS APPLICABLE TO THE CITY OF ESPOO’S CHRISTMAS TREE SALES SITES IN 2026

A sales permit issued by the City of Espoo and acquired through the winning bid in the auction (huutokaupat.com) (hereinafter “Sales Permit”) entitles the holder to sell Christmas trees in the area separately circled on the map attached to the auction listing, on an area owned and controlled by the City of Espoo (hereinafter “Sales Site”). The Sales Site cannot be changed.

The Sales Permit is valid daily from 7 December to 24 December 2026, from 07:00 to 21:00, except on Christmas Eve, when it is valid from 07:00 to 16:00. The Sales Permit is valid only in 2026 and does not entitle the holder to use the Sales Site after the permit has expired.

The Sales Site is handed over in its existing condition. The bidder is responsible for carefully familiarising themselves with the Sales Site and its surroundings in advance. The holder of the Sales Permit accepts that similar activities may be carried out near the Sales Site. The City does not arrange security for the Sales Site.

Once the sale of trees has ended, the holder of the Sales Permit must, no later than 29 December 2026, remove from the Sales Site any unsold trees and tree waste and clean each Sales Site in their possession.

If the holder of the Sales Permit leaves trees at the Sales Site or otherwise neglects to clean it, they must pay the City of Espoo a contractual penalty of €2,000 for each uncleaned Sales Site that was in their possession. The contractual penalty will be invoiced to the holder of the Sales Permit on the basis of the identified failure to clean the Sales Site, without further hearing of the permit holder. All identified failures to comply with the cleaning obligation will be photographed and documented.

Advertising devices or other equipment that prevents or obstructs the maintenance or normal use of the surroundings of the Sales Site may not be brought to the Sales Site. Plantings or equipment at the Sales Site may not be damaged. The use of planted trees or shrubs to support the trees for sale is prohibited. If the Sales Site is located near a transformer substation, the trees must be positioned for sale so that the substation remains freely accessible. Sales stands or trees may not be “planted” in the ground by making holes. The sale of juniper or other goods at the Sales Site is prohibited.

The auction winner may not transfer, rent out, assign or sell the Sales Permit or Sales Site to another person, company or organisation. The holder of the Sales Permit is responsible for ensuring that parties operating at the Sales Site on their behalf comply with the terms of the Sales Permit.

If use of the Sales Site is prevented for a reason attributable to the City, the City undertakes to promptly provide the holder of the Sales Permit with a replacement Sales Site or, if no replacement Sales Site can be provided, alternatively refund the fee paid for the Sales Permit. No other compensation will be paid.

If the holder of the Sales Permit or their representative fails to comply with these instructions or other applicable regulations issued by a city authority, a representative of the City of Espoo’s Plot Unit or another competent authority has the right to suspend the holder’s activities at the Sales Site without compensation or a refund for any unused sales time.
