Offer terms 

The landlord reserves the right to accept or reject the highest offer. 

The winner of the auction must provide the landlord with a description of the activities to be carried out on the premises and obtain the landlord’s approval for it. 

Huutokaupat.com is not a party to the tenancy. 

Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable the rental decision and notification thereof. 

Offers 
The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from an offeror and the right to reject all offers. All offerors will be notified of the tenant selected. 

Offer period 

The offer period begins on 26 October 2026 and ends on 15 November 2026 at 13:00, or 3 minutes after the last accepted offer. Offers (bids) must be made via the Huutokaupat.com service by the specified time. The premises may only be let to a party whose offer has been recorded in the system. 

The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest offer. The City of Helsinki, Urban Environment Division is not responsible for the service provider’s system functioning. The highest offer is the offer that the service provider’s system has accepted as the highest. 

Offers submitted in the online auction are binding. 

Conditions for accepting an offer 

Acceptance of an offer and signing the tenancy agreement require that the tenant has no payment default entries in its credit information and that neither the tenant, an entity owning the tenant nor an entity exercising control over the tenant is subject to European Union or UN sanctions. By making an offer, the tenant confirms that these conditions are met. 

Inspection of the premises 

The premises will be let in the condition and with the equipment stated in the advertisement and existing when the agreement is signed. Before making an offer, the bidder is obliged to inspect the premises and documents independently before submitting a binding offer. The tenant may not subsequently invoke any circumstance that could have been detected during a prior inspection. By submitting an offer, the bidder accepts the condition of the premises as is. 

Signing the tenancy agreement 

The deposit must be paid in full and the tenancy agreement signed no later than one month after the decision notice addressed to the tenant has been sent, unless otherwise agreed with the landlord. All offerors will be notified of the tenant selected.
