Specific terms of sale

Submission of bids

The property is sold by ascending bids in an online auction held on the www.huutokaupat.com website from 5 October to 26 October 2026. Registration is required to participate. The deadline for submitting bids is 26 October 2026 at 12:00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid entered in the bidding agent. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the bid and the item number on the Huutokaupat.com service to which the offer relates. The written purchase offer is binding and is subject to the same terms as an online auction bid. The offer must be submitted by 22 October 2026 at 10:00 to the Kouvola office of the National Enforcement Authority Finland, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to terminate the sale or extend the sale period.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

Payment terms

Deposit

If the highest bid is accepted, the buyer must immediately pay 20% of the purchase price as a deposit into the National Enforcement Authority Finland’s official account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.

Payment period

If necessary, a payment period until 16 November 2026 will be granted for the remaining purchase price. A separate notification must be made if a payment period is requested. If the payment period is used, annual interest must be paid on the entire purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period.

If the payment period is not used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the prescribed period, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been held.
