3-room apartment with kitchen, 76.5 m², Haukipudas (Repolantie 7 A 5), Oulu

The property is sold in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for bids ends on 25/10/2026 at 18:30 (or 2 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid the service provider’s system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

If registration is not possible, a written purchase offer may be submitted for the property. The written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 23/10/2026 at 16:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Enforcement Authority, Oulu office, Torikatu 34-40, 90100 Oulu. A written offer may also be submitted by the above deadline at the Enforcement Authority’s Oulu office. Customer service at the office is open on weekdays from 08:00 to 16:15. The written offer must state the bidder’s name, personal identity code/business ID and contact details. A written offer will be entered into the online auction as an increment bid. The person submitting a written offer is responsible for ensuring that the offer arrives by the stated deadline. A written offer is binding, and the same terms apply as in the online auction.

The property has been seized and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: Unless the full purchase price is paid immediately, the buyer must nevertheless pay 20% of the purchase price as a deposit immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest on the full purchase price must be paid for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will then be charged, currently 9.50%.

Obligations transferred to the buyer

The buyer must pay transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables and charges relating to the apartment, as well as the housing company loan. Transfer tax is paid to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.

The buyer is obliged to apply to the National Land Survey of Finland for registration of ownership of the shareholder’s apartment within 2 months of signing the deed of sale. The Enforcement Authority will hand over the paper share certificate with transfer endorsements to the buyer together with the deed of sale, which the buyer will submit to the National Land Survey of Finland for cancellation when applying for registration of ownership. The National Land Survey charges a fee for registration of the apartment shares, which is payable by the buyer.

Responsibility for housing company loan shares:
According to the property manager’s certificate dated 11/09/2026, the apartment has no housing company loan share. The loan is paid to the housing company as a finance charge, which is currently EUR 0/month. Paying off the debt share requires a unit-specific loan share calculation. The new owner is obliged to pay the loan shares directly to the housing company, and the loan shares are not paid from the purchase price paid to the enforcement authority.

Taking possession of an apartment under the housing company’s control:

By decision of the housing company’s general meeting, the apartment has been taken into the company’s possession for the period 25/06/2026-25/06/2029. The buyer will only gain possession of the apartment from the housing company once all unpaid charges, right-of-use fees and costs of taking possession relating to the apartment have been paid to the housing company. According to information received from the property manager, the total amount of overdue charges and other payments transferred to the buyer’s responsibility is EUR 11,524.42 as of 31/08/2026. The amount due changes monthly. The buyer must settle the unpaid charges and other payments and pay them directly to the housing company. They are not paid even in part from the purchase price paid to the Enforcement Authority.

The property is sold by online auction with ascending bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 25/10/2026 at 18:30 (or 2 minutes after the last purchase offer accepted for the auction has been submitted).

If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to bid via Huutokaupat.com, the prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid via the bid increment system. The bid must be submitted in writing to the Enforcement Service no later than 23/10/2023 at 16:00 at the address Enforcement Service / Oulu office, Torikatu 30-40, 90100 Oulu, or by email to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the number of the item in the Huutokaupat.com service to which the bid applies.
