The property has been distrained and will be sold by the enforcement officer by private sale, observing, where applicable, the general auction terms laid down in the Enforcement Code and the specific terms of sale for this sale.

Bidders are urged to familiarise themselves thoroughly with the property, the sales prospectus and the attached documents before submitting a bid.

The National Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The housing company’s receivables will not be paid from any part of the purchase price; they must be paid separately directly to the housing company. The amount of the receivables will be confirmed at the time ownership is transferred and may increase from the amounts stated in the sales prospectus.

The buyer must immediately pay 20% of the purchase price as a deposit to the National Enforcement Authority’s official funds account. Acceptance of the bid and payment details will be notified to the buyer separately.

In addition to payment of the purchase price, transfer of ownership requires that the sale have become legally final. The share certificate with transfer endorsements will be handed over to the buyer once the purchase price has been paid in full to the enforcement officer, the sale has become legally final, and the buyer has provided the enforcement officer with evidence that transfer tax has been paid to the Tax Administration.
