Terms of Sale

The property will be sold in an online auction on the website www.huutokaupat.com between 30.9.-20.10.2026. Participation in the auction requires registration. The deadline for submitting bids expires on 20.10.2026 at 13.00 (or 2 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

Payment terms


The enforcement officer will inform the bidder with the highest offer whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. When the payment is visible in the official funds account, the enforcement officer will issue the sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.


Deposit: Unless the full purchase price is paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.


Payment period: If the highest bid is accepted, the enforcement officer may, if necessary, grant up to six weeks' payment time for the remaining purchase price from the date the sale decision is made. The payment period must be agreed separately. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If a payment period is used, annual interest must be paid on the entire purchase price in accordance with Section 3(2) of the Interest Act for the entire payment period from the date of the sale decision until the end of the payment period. If payment is not made within the prescribed time, the buyer must pay default interest in accordance with Section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been held.


Obligations transferred to the buyer


The buyer must pay transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables and charges relating to the apartment, as well as the housing company loan. Transfer tax is paid to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.


The buyer is required to apply to the National Land Survey of Finland for registration of ownership of the apartment shares within 2 months of signing the deed of sale. The Enforcement Authority will hand over the paper share certificate with transfer entries to the buyer together with the deed of sale, and the buyer will submit it to the National Land Survey of Finland for cancellation in connection with the registration of ownership. The National Land Survey of Finland charges a fee for registration of the apartment shares, which is payable by the buyer.


Liability for housing company loan shares:
In addition to the purchase price paid in cash, liability for the apartment’s housing company loan shares totalling 4,033.66 euros as at 31.07.2026 will transfer to the buyer. The receivable consists of a pipeline renovation loan of 3,484.21 euros, for which a capital charge of 99.78 euros/month is paid, and a bathroom renovation loan of 549.45 euros, for which a capital charge of 19.38 euros/month is paid.


The housing company loan share relating to the apartment remains payable by the buyer and is not paid from the purchase price.


Taking possession of an apartment under the housing company's control:

The apartment has been taken into the possession of the housing company for three years by a decision made at the general meeting on 20.11.2025. The possession decision gives the housing company the right to rent out the apartment to cover arrears of charges and other payments. Under Chapter 8, Section 7 of the Housing Companies Act, the new owner of the shares being sold gains possession of the apartment when they pay all overdue items for which rent receivable from the apartment could be used under Chapter 8, Section 6(2) of the Housing Companies Act. These items consist of unpaid maintenance charges and other payments that formed the basis for the housing company's taking possession, as well as the charges and other payments becoming due during the period of possession. According to the manager's certificate, unpaid charges amount to 10,519.49 euros as at 31.07.2026. The amount of the receivable changes monthly. The buyer must settle the arrears of charges and pay them directly to the housing company. They are not paid even in part from the purchase price payable to the Enforcement Authority.


The buyer must independently ensure payment of the obligations relating to the apartment for which they are responsible to the housing company. Bids in the online auction must take these matters into account.
