The item is sold in an online auction held on the website www.huutokaupat.com from 30 September to 19 October 2026. Participation in the auction requires registration. The deadline for bids expires on 19 October 2026 at 18:00 (or 2 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the item. The written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 14 October 2026 at 16:15. The email address is oulu.realisointi.uo@oikeus.fi. A written offer may also be submitted by the above deadline to the Enforcement Authority's Oulu office at Torikatu 34-40, Oulu. Customer service at the office is open on weekdays 8:00-16:15. The written purchase offer must state the bidder's name, personal identity code/business ID and contact details. A written offer will be entered into the online auction as an advance bid. The person submitting the written purchase offer is responsible for ensuring that the offer has arrived by the stated deadline. A written purchase offer is binding and the same terms apply as in the online auction.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by open sale conducted by the enforcement officer, in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the balance of the purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest is charged thereafter; it is currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the real property, the buyer must pay transfer tax of three percent on their own initiative before applying for title registration and no later than six months from the date of the deed of sale. The buyer is responsible for the title registration costs and the transfer tax.

The State has a pre-emption right in the sale of real property if acquisition of the property is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's pre-emption right in certain areas 29.3.2019/469).

Foreign persons defined by law may acquire real property in the territory of the State of Finland only if a permit is granted for the acquisition (Act on the State's pre-emption right in certain areas 29.3.2019/470).

Terms of sale of the object

The object is sold at an online auction with incremental bidding on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 19.10.2026 at 18:00 (or 2 minutes after the last purchase offer accepted for the auction has been made).

The enforcement officer separately decides whether the highest bid is accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's compensation liability in accordance with Chapter 5, Section 25 of the Enforcement Code.

The enforcement officer reserves the right to end the sale or extend the sale period.

If it is not possible to place a bid via Huutokaupat.com, the prospective buyer may submit a written bid to the enforcement officer. The bid is attached to the online auction as a maximum bid using the incremental bidding system. The bid must be submitted in writing to the Enforcement Service no later than 14.10.2026 at 16:15 at the address Enforcement Service / Oulu office, Torikatu 30-40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the item in Huutokaupat.com to which the bid applies.

The property has been seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
