Terms of Sale

The seller has the right to accept or reject the highest bid submitted. The buyer undertakes to sign the deed of sale within one month counted from the expiry of the appeal period after acceptance of the bid. The seller will inform the buyer of the stages in the processing of the bid. The time and place for signing the deed of sale will be agreed separately with the buyer. The transaction will use the deed of sale prepared by the seller, which is included in the annex material. The seller obtains the certificates related to the property. Payment of the purchase price is made by bank transfer to the account notified by the seller before signing the deed of sale. The seller is responsible for the fee of the public notary. The buyer is responsible for the transfer tax on the real estate transaction, which is 3% of the purchase price if the plot is sold. If the plot is sold, the buyer shall apply for registration of title within six months of signing the deed of sale and pay the title registration costs.

Information provided by the seller

The property and zoning information of the properties is based on public authority registers and other verified documents. For buildings, the year of commissioning or the most accurate estimate possible is given.

Building materials, floor area, building drawings, water, sewerage and electricity connections.

Viewing the property

The bidder must inspect the property before making a bid.

Bidding

Bids are made in the huutokaupat.com service by the stated deadline.

Withdrawing a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs caused by the failed auction by paying €500, or, if the seller accepts the next highest bid, the difference between the bids, if that is more than €500.

Conclusion of the sale

The buyer pays the purchase price to the bank account notified by the seller before the deed signing session and presents the receipt no later than at the signing session.

The buyer receives ownership and possession of the property after signing the deed and paying the purchase price.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the purchase price, and the costs of title registration, if the plot is sold.

The seller is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The property is sold in the condition and with the fittings and fixtures it has in the listing and at the time of sale.
