Quality architect-designed detached house in Rajamäki, Nurmijärvi

Department manager’s house in Rajamäki, designed by architect Einari Teräsvirta

The Municipality of Nurmijärvi is selling by public auction a house with its plot in the village of Rajamäki, originally built in 1957 as a department manager’s residence. The building is one of a series of three similar houses designed by architect Einari Teräsvirta in the mid-1950s for the then Oy Alkoholiliike Ab.

The property for sale, 543-1-26-7, is located close to the services in central Rajamäki at Toivojentie 1, 05200 Rajamäki. The registered floor area of the building on the property is 232 m².

The property was previously used as a day-care centre. For residential use, the buyer must apply for a building permit/change of intended use to a detached house. The change of intended use requires the necessary building drawings and an energy assessment, as well as any structural alterations.

The building is heated by district heating distributed through a water-circulated radiator network. There is also a fireplace, which is currently not in use.

The attached floor plans are from another building in the group and are therefore indicative only.

Local detailed plan

Plot 543-1-26-7, subdivided in accordance with the new local detailed plan, is in an area for detached houses (AO) and forms plot 7 in block 1026, designated AO/s/pv in the Rajamäki Toivojentie local detailed plan. The plot area is 1,475 m², and the boundary points have been marked on site with red-topped wooden stakes. The property will be registered in the Land Information System shortly.

The property is sold as a separate registered property in accordance with local plan amendment 543 1-158, completed for the area. The property’s permitted floor area of 230 floor m² has been used in full by the existing building, which is protected under the plan. In accordance with the planning provisions, a building of architectural, historical and environmental value may not be demolished, nor may repairs or alterations be carried out that reduce its value or eliminate its architectural characteristics. More detailed provisions restricting alterations are given in the explanations of the plan designations.

The arrangement of openings on the façades may not be changed, and the building may not be extended beyond the external envelope. Restorative alterations are permitted.

When renovating the building, the materials, detailing and colours of the façades and roof covering must be retained in their original form. Original building components, such as windows, must be preserved. Building components beyond repair may be replaced with new components made according to the original design. A statement from the museum authority must be requested for repair and alteration work.

An area for four single-storey residential buildings has been designated between the property and Patruunantie. When planning the new construction, a significant number of the pine trees growing in the area were marked for preservation. In accordance with the plan, the environment must be preserved and the trees continuously managed and renewed so that their landscape value is maintained. The property is located in a groundwater area.

An easement will be established for access to the property. The owner of Toivojentie 1, as the beneficiary of the right, is responsible for maintaining the access route.

Building services

The heating distribution unit, ventilation unit, lights, kitchen appliances, fire and burglar alarms, and the control system for the alarm siren connected to the building automation will be removed from the municipality’s system after the agreed sale. After this, the automation functions cannot be viewed or adjusted, and alarms will not be forwarded. To adjust the functions and, among other things, make the alarms visible through the automation, the building services sub-control unit with display/control panel must be replaced.

The building is connected to the district heating network and municipal utilities.

The 3 × 25 A electricity connection will be transferred into the buyer’s name after the sale.

Viewing the property

A viewing will be held at the property on Wednesday 14 October 2026, 14:00–16:00. The grounds may also be viewed independently at other times.

A condition assessment was carried out on the property in autumn 2026. The assessment is attached to this notice.

The property has no energy performance certificate.
