Terms of Sale

The lot is sold in an online auction held on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting offers ends on 20 August 2026 at 18:00 (or 3 minutes after the last accepted offer).


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has registered as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Section 25, Chapter 5 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted for the lot. The written offer must be delivered by post or email so that it reaches the Enforcement Authority by 18 August 2026 at 16:15. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer may also be delivered by the above deadline to the Enforcement Authority's Oulu office at Torikatu 34-40, 90100 Oulu. The office customer service is open on weekdays 08:00–16:15. The written purchase offer must state the bidder's name, personal identity number / business ID and contact details. A written offer is entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring the offer arrives by the deadline. A written offer is binding and is subject to the same conditions as bids in the online auction.


This offering procedure is part of a combined offering for two jointly encumbered properties, in which offers are requested under the alternative offering procedure of Section 61, Chapter 5 of the Enforcement Code for both the jointly encumbered properties together and for each property separately. Separate offers will be accepted if they exceed the joint offer or if the debtor so requests and all preferential claims and the claimant's claim are covered.


The enforcement authority reserves the right to stop the sale or to extend the sale period.


The asset is seized and is sold privately through the enforcement officer in accordance with Section 76, Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms

The enforcement officer will notify the maker of the highest offer whether the offer can be accepted. If the offer can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case annual interest is payable on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual late interest will be charged, which is currently 9.50%.



Buyer’s liabilities

The buyer must pay the transfer tax of three per cent on the transfer of ownership of the property on his/her own initiative before applying for title registration and at the latest within six months of signing the deed. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emptive right in the sale of a property if acquisition of the property is necessary to ensure national defence, border control or border security or to safeguard or control territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).


Certain foreign persons defined by law may acquire a property in the territory of Finland only if permission for the acquisition is granted (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/470).

A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and the bid should state the bidder's contact details, the bid's maximum amount and the number of the object on huutokaupat.com to which the bid applies.
