For sale: 21.47-hectare forest property in Kemijärvi, Kemijärvi

The item will be sold in an online auction on www.huutokaupat.com during 31 July 2026–19 August 2026. Participation requires registration. The deadline for placing bids ends on 19 August 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

The property has been distrained and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears on the official account, the enforcement officer will issue the sale decision which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment period may be granted for the remaining purchase price from the sale decision. Interest is payable on the full purchase price for the whole payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, statutory late interest will be charged; it is currently 9.50% per annum.

Buyer’s obligations

On transfer of ownership of real estate, the buyer must pay the transfer tax of three percent on their own initiative before applying for title registration and at the latest within six months of signing the contract. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emptive right in the sale of real estate if acquisition is necessary for national defence, border control or border security, or for the monitoring or safeguarding of territorial integrity (Act on the State’s pre-emptive right in certain areas 29 March 2019/469).

Persons defined as foreigners under the law may acquire real estate in the territory of the State of Finland only if permission is granted (Act on the State’s pre-emptive right in certain areas 29 March 2019/470).

Object's terms of sale

The object is sold in an online ascending-bid auction on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 19 August 2026 at 18:00 (or 3 minutes after the last purchase bid accepted to the auction has been placed).

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid under the automatic increment system. The bid must be submitted in writing to the Enforcement Authority no later than 17 August 2026 at 12:00 to the address Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.

The property has been distrained and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Code’s general auction terms.
