FOR SALE: 0.4829-hectare undeveloped property in Salla, Salla

The property is sold in an online auction on the website www.huutokaupat.com from 27 July–12 August 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 12 August 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under chapter 5, section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to stop the sale or to extend the sale period.

The property has been distrained and will be sold by private sale conducted by the enforcement officer in accordance with section 76 of chapter 5 of the Enforcement Code and, where applicable, the general auction terms provided in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official deposit account. When the payment appears on the deposit account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sales decision. The full purchase price will then accrue annual interest for the whole payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment time, annual default interest will be charged thereafter; it is currently 9.50%.

Buyer’s obligations

On transfer of ownership of real estate, the buyer must pay the transfer tax of 3% on their own initiative before applying for title and no later than six months from the date of the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emptive right in the sale of real estate if acquisition is necessary for national defence, border control or border security, or for monitoring or securing territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/469).

Foreign persons defined in law may acquire real estate within the territory of the Republic of Finland only if permission is granted (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/470).

Terms of sale for the object

The object is sold in a rising-bid online auction on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 12 August 2026 at 18:00 (or 3 minutes after the last bid accepted to the auction).

The enforcement officer decides separately whether the highest bid shall be accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under chapter 5, section 25 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sale period.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the increment mechanism. The bid must be submitted in written form to the Enforcement Authority no later than 10 August 2026 at 12:00 to the address Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.

The property has been distrained and is sold by private sale through the enforcement officer in accordance with section 76 of chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
