The property will be sold in an online auction with incremental bidding on the website www.huutokaupat.com during 3 August 2026–18 August 2026. Participation in the auction requires registration. The deadline for submitting bids is 18 August 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

The Enforcement Authority reserves the right to stop the sale or to extend the sale period.

The property is distrained and will be sold privately by the enforcement officer in accordance with Section 76, Chapter 5 of the Enforcement Code and, as applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the entire purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sales decision. In that case annual interest is payable on the full purchase price for the entire payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted period, statutory default interest will be charged thereafter, currently 9.50% per year.

Buyer’s liabilities

On transfer of ownership, the buyer must pay the transfer tax of 3% on their own initiative before applying for title registration and no later than six months from the date of the deed. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emptive right to acquire the property if acquisition is necessary for national defence, border control or border security or to ensure regional integrity (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).

Certain foreign persons defined in law may acquire real estate in the territory of Finland only if a permit for the acquisition is granted (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/470).

The object is sold by online auction with incremental bidding on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 18 August 2026 at 18:00 (or 3 minutes after the last purchase offer accepted for the auction).

If it is not possible to place a bid via the Huutokaupat.com service, a candidate buyer may submit a written bid to the enforcement officer. The bid will be added to the online auction as a maximum bid according to the incrementing mechanism. The bid must be submitted in writing to the Enforcement Authority no later than 14 August 2026 at 12:00 to the following address: Enforcement Authority / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
