Terms of Sale


The item is sold in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The offer period ends on 20 August 2026 at 19:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If registration via the service is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 18 August 2026 at 16:15. This bidding procedure is part of an offering process for two jointly mortgaged properties, in which offers are requested in the alternative offering procedure under Chapter 5, Section 61 of the Enforcement Code for all jointly mortgaged properties together and for each property separately. Separate offers for individual properties will be accepted if they exceed the joint offer or if the debtor so requires and all preferential claims and the claimant's claim are covered.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property has been seized and is sold by private sale under the care of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer will issue a sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sale decision. In that case, annual interest is payable on the full purchase price for the whole payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted time, annual default interest will be charged, which is currently 9.50%.



Buyer liabilities


On transfer of ownership, the buyer must pay the transfer tax of 3% on their own initiative before applying for title registration and no later than six months from the date of the deed. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emption right in the sale of the property if acquisition of the property is necessary to ensure national defence, border surveillance or border security or to supervise or secure territorial integrity (Act on the State's pre-emption right in certain areas 29 March 2019/469).
