Parcel of land with old buildings in Tervola, Tervola

Approximately 4.8 ha of land is for sale in the Ossauskoski area of Tervola, close to the Kemijoki River. The shore of the downstream channel of the Ossauskoski power plant is about 100 m from the property.

The parcel contains a former farm centre, and the buildings are in very poor condition and are sold for demolition. There is also a wooded former field area in the yard.

• Main building (estimated year of construction 1900), external dimensions about 15.5 m × 8 m

• Cowshed (estimated year of construction 1900)

• Sauna building (built around 1950), external dimensions about 8 m × 5 m, partly burnt

The main building has moisture damage and is in very poor condition. All buildings are sold for demolition.

Important safety information

The buildings have been vacant and unused for a long time. The condition of the structures is poor, and there may be safety risks associated with them. Extra caution must be exercised when moving around the property, near the buildings and inside them. Viewing the property is at the buyer's own risk.

There is also an old well in the yard, but its exact location is unknown and it has not been marked on the ground.

Zoning and building

The area has a partial master plan. The parcel is located in the sk-2, AT and M zones. More detailed information is available in the zoning appendices.

• sk-2: area related to preserving the cultural environment and village landscape

• AT: village area where detached houses and holiday homes may be built in accordance with the plan provisions. The building right for each residential unit in areas A, AT and AT-1 is 300 floor m². In addition, the building plot may have utility and storage buildings up to 10% of the plot area

• M: agricultural and forestry area

The buyer must check any conditions for demolition and building permits with Tervola Municipality building control (temporarily handled by Rovaniemi City building control).

Buyer’s responsibilities

The buyer is responsible for:

• all permits and fees related to demolition and construction of the buildings

• any demolition of the buildings and related costs

• removal of movable property on the site

• the costs of subdivision of the parcel, the conveyancing agent’s fee, title registration and transfer tax

No hazardous materials survey has been carried out. The buyer should note that the buildings may contain hazardous substances typical of the period when they were built.
