There are two (2) other buildings/structures on the land owned by the landowner that are not included in the sale. These are located in the same yard as the hall building.

Building information

On the land there is an unfinished hall building intended to accommodate approximately 120 mB2 of social and work facilities and a 180 mB2 hall space about 5 metres high, i.e. a building of approximately 300 mB2 in total. The photos illustrate the current degree of completion.

According to the building permit documents the gross floor area is 304 mB2 and the volume 1,193 mB3.

The building is unfinished. The photos show the current state of completion. The seller has not carried out a condition survey or any other technical inspection.

Building permit documents show that an extension to complete the works was granted until 12 November 2023. The seller is not aware of the building having been approved for use in any part. The buyer must independently check the current permit status with building control, the need for a new permit or extension, and the requirements for completing the building.

Connections

No utility connections (water, wastewater, sewer or electricity or similar) are included in the sale. If any connection(s) to the hall building exist for any reason, they will transfer to the buyer without separate purchase price.

According to the seller there are geothermal boreholes on the site and geothermal pipes have been run into the building. The seller accepts no responsibility for the geothermal readiness, its degree of completion, functionality, sufficiency or suitability for use.

Other conditions

The property is sold in its condition at the time of sale. The buyer must clarify permit issues related to completing and commissioning the building.

The sales contract will state that the seller has no liability for any defects in the hall building located on the leasehold.

To the seller's knowledge no activities have been carried out on the properties that could have caused an environmental damage as referred to in the Environmental Damage Compensation Act. In any case the sales contract will include a clause by which the buyer assumes full and unconditional responsibility for all liabilities under that Act.

The seller reserves the right to accept or reject the highest bid.

Offers are binding. The highest bidder must pay the purchase price in full to the bankruptcy estate's nominated bank account without delay, and at the latest within three (3) days of acceptance of the highest bid.
