The property is sold in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 20 August 2026 at 20:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written purchase offer must be sent by post or e-mail so that it is received by the Enforcement Authority no later than 18 August 2026 at 16:15. The e-mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer may also be delivered to the Enforcement Authority's Oulu office at Torikatu 34-40, 90100 Oulu by the stated deadline. The office's customer service is open on weekdays 08:00–16:15. A written purchase offer must state the offerer's name, personal identity number / business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring that the offer is received by the deadline. A written purchase offer is binding and is subject to the same conditions as the online auction.

This bidding procedure is part of an alternative offering procedure under Section 61 of Chapter 5 of the Enforcement Code for two jointly mortgaged properties, in which offers are invited for all jointly mortgaged properties together and for each property separately. Separate offers for individual properties will be accepted if they exceed the joint offer or if the debtor requires it and all preferential claims and the applicant's claim are covered.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and sold by private sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the entire purchase price by bank transfer to the Enforcement Authority's official account. Payment by credit card is not possible.

Deposit: If the whole purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sales decision. In that case annual interest is payable on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, statutory late payment interest will be charged thereafter, currently 9.50% per year.

Obligations transferred to the buyer

Upon transfer of ownership of the property the buyer must pay the transfer tax of 3% on their own initiative before applying for title registration and no later than six months from the date of the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emption right in the sale of the property if acquisition is necessary to ensure national defence, border surveillance or border security or to protect or monitor territorial integrity (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/469).

Foreign persons defined in law have the right to acquire real property in the territory of the Republic of Finland only if permission is granted (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/470).

If it is not possible to submit bids via the Huutokaupat.com service, a buyer candidate may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 18 August 2026 at 16:15 at the address Ulosottolaitos / Enforcement Authority, PO Box 1, 00067 Ulosottolaitos or Enforcement Authority / Oulu office, Torikatu 34-40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid applies.

The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, with the Enforcement Code's general auction terms.
