Terms of sale
The property is sold by incremental bids in an online auction at www.huutokaupat.com. Participation in the auction requires registration. The deadline for placing bids ends on 22/07/2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted.

Buyer’s liabilities and rights AND/OR receivables related to the sold property
At the time of preparing the sales brochure, the property has a district heating connection to Loiste Lämpö Oy, an electricity connection to Kajave Oy and water and wastewater connections to Kajaanin Vesi. The connections will be transferred to the buyer if they are still transferable when ownership is transferred. However, the buyer must first pay any outstanding charges related to the connections to the service providers before the connections can be transferred into their name.
Amounts outstanding:
- District heating connection: €4,163.42 as at 21/05/2026
- Electricity connection: no receivables as at 21/05/2026
- Water and wastewater connection: €202.30 as at 20/05/2026
The listed amounts may change during the sale process and are not paid from the purchase price. In addition, the buyer is responsible for any fees arising from the transfer of the connection agreements.
Under the land rent agreement, the new tenant is also liable to pay overdue rent instalments with interest that the previous tenant has failed to pay, but not for a period exceeding three (3) years. According to a notice from the City of Kajaani dated 28/05/2026, rent receivables with interest and collection costs total €5,999.62.
