The City of Lappeenranta is selling the buildings of the old Lauritsala fire station in Hakali, Lappeenranta, including a land area of 7,108 m² according to the property register. The sale includes a vehicle hall completed in 2000 of approx. 120 m².

The fire station building was completed in 1931 and was originally built as Hakali elementary school, which operated until 1959. In 1960 the building was converted into a fire station and a hose tower and two vehicle halls were added to the two-storey masonry building. The vehicle halls, meeting and sauna facilities were used by the Lauritsala Volunteer Fire Brigade (Lauritsalan VPK) until 2025.

At present the building is leased and part of the premises are used as meeting space for AA and Al-Anon groups. The property is located approximately 6 km from Lappeenranta city centre and about 0.8 km from Lauritsala day nursery and school.

Withdrawal from the transaction:

The seller has the right to withdraw from making the final real estate transaction at any time if the sale has not been executed in the form prescribed by the Land Code. An acceptance decision relating to an offer expires if the final real estate transaction is not completed due to the buyer’s fault within one month of the decision becoming final. In that case the seller will demand €500 from the buyer as compensation for the viewing and preparation of the sale.

Viewing the property:

The bidder is obliged to familiarise themselves with the property, documents and papers before making a bid. The buyer may not afterwards refer to matters that could have been observed during the pre‑inspection.

Defects and complaints in the real estate transaction

Defects related to the property are as a rule handled by a reduction in price. The price reduction covers the difference in value between the defective and non‑defective property less any improvement in standard. The buyer may not afterwards rely on a defect in the property’s condition that was apparent in the sales material or could have been clearly observed at the viewing. If the defect is a hidden defect, the buyer is not entitled to compensation for other losses, such as investigation costs, interest on loans taken for repairs or the cost of temporary accommodation. A hidden defect means a defect the seller was not aware of and could not reasonably have been expected to know.

Claims relating to defects must be made in writing. Complaints with attachments must be submitted to the City of Lappeenranta’s registry. All documents related to the sale and the deed of sale are, as a rule, public.

Information provided by the seller

The seller certifies that they have provided the buyer with all the information the seller knows and that can be expected to affect the transaction.

Completion and payments

The real estate sale must be executed in the form prescribed by the Land Code. All payments and deeds are handled with the City of Lappeenranta Urban Development department.

The deed of sale used is the one prepared by the seller.

The time and place for signing the deed of sale will be agreed separately with the buyer.

The purchase price is paid by bank transfer to the account specified by the seller before signing the deed of sale.

The buyer is responsible for the property conveyancing fees after the sale.

The buyer is responsible for the fee of the certifying official.

The buyer is responsible for the transfer tax on real estate, which is 3% of the purchase price.

The buyer is responsible for subdivision costs for the plot portion.

The buyer shall apply for title within six months of signing the deed of sale and pay the title registration costs.

The seller is responsible for taxes and other public charges payable on the property up to the transfer of ownership.

The buyer is responsible for the above taxes and charges after the transfer of ownership.
