A property and the industrial building located on it, situated in the zoning area of the municipality of Reisjärvi, at Teollisuustie 4, Reisjärvi.

Property identifier 691-403-64-31.

Size of the property: Plot area 1.4813 ha. Total building floor area 2,312 m²; not measured and the purchase price is not based on floor area in any respect.

Movable property is not included in the sale, but the buyer is responsible for removing the goods left on the premises.

Zoning information: A zoning plan approved on 24 April 1981 is in force in the area. The archive reference of the plan is R 454.

Building information

Industrial building, including production facilities, warehouse spaces, office and social facilities. The premises have previously been used for the development of a medicinal product.

The property has been approved for use as a pharmaceutical plant and includes class 7 cleanrooms.

The building was completed in 1983. The building was extensively renovated internally during the 2000s in connection with a change in use. In the seller’s view, the interior is suitable, for example, for the needs of the pharmaceutical or electronics industry.

Heating: District heating

The building is currently vacant.

Other information

The property’s electricity, water, district heating and sewer connections will be transferred to the buyer in connection with the property sale. Transfer of the connections may require payment of arrears accrued before bankruptcy. 

The seller is responsible for the 2026 property tax, amounting to €2,451.92.

The amounts stated in the mortgages do not transfer to the buyer as encumbrances; the property is sold free of debt, apart from the above-mentioned outstanding claims.

TERMS OF SALE

The seller reserves the right to accept or reject the highest bid. 

The property is sold in the condition and with the accessories it has at the time of the announcement and the sale. The buyer has no right of exchange or return.

No warranty is given for the property. There is no right of exchange or return. The descriptions in the announcement are only the seller’s estimates of the property for sale.

Any participant in the auction must inspect the property themselves before submitting a binding bid.

By submitting a bid, the bidder accepts the condition of the property as is.

The seller will obtain the official extracts relating to the property.

The buyer is responsible for the costs arising from the transfer of the mortgage deeds.

The sale will use a deed of sale prepared by the seller.

The signing time for the deed of sale will be agreed separately with the buyer.

Selling the property free of encumbrances requires the mortgagee’s approval. The highest bid will be submitted to the mortgagee for approval before the highest bid is accepted/rejected.

Withdrawing a bid

If the bidder withdraws from an accepted bid, they must compensate the seller €1,000 for the costs incurred in arranging the unsuccessful auction.

Acceptance of bid

The seller asks bidders to note that acceptance of the bid requires the mortgage creditor’s approval. Obtaining approval may take approx. 2 weeks after the auction ends.

Conclusion of the sale

The buyer pays the purchase price into the bank account notified by the seller at the closing session.

The buyer receives title to the property after the deed of sale has been signed and the purchase price has been paid.

Other costs

The buyer is responsible for transfer tax, which is 3% of the purchase price.

The buyer applies for title to the property within 6 months of signing the deed of sale; the buyer is responsible for the title registration costs.

The buyer pays the public conveyance witness fee.

The seller is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest.

The property is sold in the condition and with the accessories it has at the time of the announcement and the sale.
