Bids must be submitted by the stated deadline. The highest bid is the bid accepted by the seller as the highest. The seller undertakes to record all bids in the system. By placing a bid, the bidder accepts these terms of sale. A bid may also be made on the property at a time separately agreed with the seller.

Viewing the property
Before placing a bid, the bidder is obliged to familiarise themselves with the commercial premises in question and the housing company’s documents and records. The buyer may not later rely on any matter that could have been discovered during prior inspection.

Information provided by the seller
The seller confirms that they have provided the buyer with all information known to the seller and which can be assumed to affect the sale.

Concluding the sale
The time and place for signing the deed of sale for the commercial premises will be agreed separately with the buyer, however no later than 14 days after the auction ends. Payment of the purchase price takes place at the closing meeting.

Other costs
The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price.

Buyer’s terms of purchase

If the buyer who made the highest bid refuses to complete the purchase after the accepted bid, the buyer must compensate the seller for reasonable costs incurred from advertising and other necessary actions related to the sale. By placing a bid, the buyer accepts that these costs amount to EUR 2,000.00 + VAT. These costs will be invoiced if a) the buyer states in writing that they will not purchase the property OR b) the buyer cannot be reached within one week of the auction ending and there is written evidence of these attempts to contact them OR c) the sale has not been completed within 21 days of the auction ending for reasons attributable to the buyer. The seller will contact the buyer using the contact details provided in the huutokaupat.com service. The buyer is responsible for keeping these contact details up to date. 

If the buyer is a private individual, the buyer confirms when placing a bid that they understand that the right of withdrawal under distance selling does not apply to the property. All bids are final and irrevocable, as this is an auction in which participation is also possible other than by remote means (bidding on site). By placing a bid, the buyer agrees that, in the event of a possible problem situation in the sale process with the maker of the winning bid, huutokaupat.com may provide the seller with the contact details of the other buyer candidates who placed lower bids in the auction. In this case, the seller may negotiate the sale with the other buyer candidates. The buyer is of course under no obligation to purchase the property, only given the opportunity. The seller’s contact in this situation is one-off, and the contact details will not be stored in the seller’s customer register.
