Bids must be made by the stated deadline. The highest bid is the bid the seller has accepted as the highest.

The bidder accepts these terms of sale when placing their bid.

Inspection of the property

The bidder is obliged, before making an offer, to familiarise themselves with the property, documents and records. The buyer cannot subsequently rely on any matter that could have been observed during the preliminary inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information the seller knows and which can be expected to affect the sale.

Conclusion of the sale

The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately. The purchase price is paid at the closing. The fee for the certifying official is paid half by the seller and half by the buyer.

Other costs

The buyer is responsible for the transfer tax according to current tax practice.

Withdrawal from the sale

A party who refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, property inspection and other necessary actions related to the transaction.

If the bidder withdraws from an accepted bid, they must compensate the seller for the costs of organising the failed auction: 4% of the debt-free purchase price or at least €2,000, or, if the seller accepts the next highest bid, the difference between the bids if it is greater than €1,000.
