The seller reserves the right to accept or reject the highest bid.

The highest bidder must pay a reservation fee of 10% of the purchase price, 21 days after the end of the auction, into the account later designated by Urjala Parish. The reservation fee will be taken into account when paying the final purchase price. The fee will not be refunded if the deal is cancelled for a reason other than one stated by the parish.

After the auction ends, the seller will contact the buyer within five business days and agree on a reasonable reservation period (approx. 1-3 months). The final sale decision will be made in accordance with the current administrative rules of Urjala Parish. The sale decision is a unilateral official decision by Urjala Parish. The transaction will use a deed prepared by the seller. The date for signing the deed will be agreed with the buyer after the sale decision has become legally binding and the buyer has been notified of it. The sale of the property (sale decision) will be decided on a case-by-case basis by the church council of Urjala Parish.

The property is sold in the condition and with the equipment it has at the time of the announcement and the transaction.

No warranty is given for the property. There is no exchange or return right. The descriptions in the announcement are only the seller’s estimate of the property for sale. Anyone participating in the auction must inspect the property before making a binding offer. By submitting a bid, the bidder accepts the condition of the property as is.

The property may only be sold to the highest bid entered in the system.

Withdrawal from the sale

If the highest binding bidder submits an unfounded bid, they must pay a penalty fee of 20% of the auction price, or at least €3,000, to the seller within 30 days.

The deed must be signed within 30 days after the seller’s legally binding sale decision. Exceeding the deadline may lead to liability for damages. The penalty fee is 20% of the auction price.
