Terms of Sale

The property is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 18 May 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority does not guarantee the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.

If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid in accordance with the auction’s automatic increment. The written offer must be delivered no later than 13 May 2026 at 12:00 to the Enforcement Authority in writing at the address

A written purchase offer is binding and is subject to the same terms as the online auction. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com object number to which the offer relates.

The enforcement officer reserves the right to end the sale or to extend the sale period.

The enforcement officer must not, however, accept the highest bid if, in the officer’s estimate, the bid is clearly below the market value of the asset in the locality.

Payment terms:

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The balance of the purchase price may, if necessary, be given up to six weeks’ payment time. Any use of an extended payment period must be agreed separately. If a payment period is used, interest is payable on the entire purchase price for the agreed payment period from the date of sale until the end of the payment period in accordance with section 3(2) of the Interest Act. The interest under section 3(2) of the Interest Act is currently 2.5% per year.

The buyer is obliged to pay the transfer tax of 1.5%. The tax amount is calculated on the total of the purchase price and the obligations transferred to the buyer, according to the date of transfer of ownership.
