Terms of Sale

The property is sold in an online auction on the website www.huutokaupat.com during 4 May–9 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 9 June 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for damages under section 25, chapter 5 of the Enforcement Code.


The Enforcement Authority reserves the right to end the sale or to extend the sale period.


The property has been seized and is sold by private sale arranged by the enforcement officer in accordance with section 76, chapter 5 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official escrow account. When the payment is visible on the escrow account, the enforcement officer will issue the sales decision to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks from the sales decision may be granted for payment of the remaining purchase price. In that case, annual interest shall be paid on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, statutory late interest will be charged thereafter; this is currently 9.50% per year.


Obligations transferred to the buyer


The buyer must pay the transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables and charges attributable to the flat. The transfer tax is paid to the tax authorities. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.


The housing company has transferred its share register to the Property Information System maintained by the National Land Survey. The buyer must apply to register their ownership within two months of the date of the deed of sale. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.


Buyer’s liability for unpaid maintenance charges under the Companies Act on Housing (asunto-osakeyhtiölaki):

The flat being sold has unpaid maintenance charges owed by the current owner. Under section 7, chapter 3 of the Housing Companies Act, the new owner’s liability for these unpaid charges equals the total amount of the company charge for the month in which ownership transferred and for the five immediately preceding months. The new owner must pay their share of unpaid charges directly to the housing company; these amounts are not paid from the purchase price received by the Enforcement Authority. According to the property manager’s certificate, the unpaid charges that transfer to the buyer are €6,334.84 for shares 2471–3790 (situation 31 March 2026) and €1,243.62 for shares 1–630 (situation 31 March 2026). The total receivables are €7,578.46 (situation 31 March 2026). The arrears cover the period 1 October 2025–31 March 2026.


Taking possession of a flat in the housing company’s control:

The flat has been taken into the company’s control for three years by a decision of the general meeting dated 13 November 2023. The takeover decision gives the company the right to rent the flat to cover arrears and other charges. Flat 102 is rented for the period 1 April–31 December 2026. Under section 7, chapter 8 of the Housing Companies Act, the new owner of the sold shares is entitled to take possession of the flat when they pay the company all arrears that, under section 6(2), chapter 8 of the Housing Companies Act, could be covered by rental income from the flat. These amounts consist of unpaid company charges and other payments that are the basis for the company taking possession, and of those charge items and other payments that fall due during the period of company possession. According to the property manager’s certificate, the arrears and other payments transferring to the buyer amount to €26,023.10 for shares 2471–3790 (situation 31 March 2026) and €6,287.71 for shares 1–630 (situation 31 March 2026). The total receivables are €32,310.81 (situation 31 March 2026). The buyer must also pay charges and other payments relating to the flat that fall due after 31 March 2026. When the new owner pays these amounts to the housing company, the amounts referred to above under “Buyer’s liability for unpaid maintenance charges under the Companies Act on Housing” will also be fully settled. The buyer must pay arrears directly to the housing company. Arrears are not to be paid from the purchase price paid to the Enforcement Authority.


The buyer must themselves ensure that obligations related to the flat for which they are responsible are fulfilled to the housing company. Bids made in the online auction should be set taking these matters into account.
