The City of Kokkola is selling by auction a leisure residential building and plot at Kajkarvikintie 28, 67300 Kokkola. Further details are in the attachments. Fixtures and fittings are included in the sale.

At the plot boundary there is a storage building extended with a covered carport that is partly outside the plot boundaries (see attachment “Building to be demolished or moved 272-404-36-53”). The building must be demolished or moved to a suitable location at least five (5) metres from the plot boundary.

An inspection report has been made for the property sale (see attachment “Condition inspection report Kajkarvikintie 28, 67300 KOKKOLA”), which found elevated moisture values in the shower area of the bathroom and on the kitchen side adjacent to the bathroom. The findings suggest deterioration in the wet-room waterproofing and determining the extent of the damage requires further investigations and opening of structures over a sufficiently large area.

NOTE! Water has previously been supplied year-round via the meter pit located at Trullevintie 264, but there is no agreement for that. The property can be connected to the Kokkola Water mains and pressure sewer network (with its own pumping station). (28 May 2026 at 08:39/OW)

The City of Kokkola / Urban Environment — City Premises and the buyer undertake to register all bids in the system. The property can be sold only to the highest bidder recorded in the system.

Bids made in the auction are binding. If an accepted bid is made, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in liability for damages.

If the highest binding bidder makes an unjustified bid, they must pay the seller a penalty within 3 days equal to 20% of the auction price or at least €3,000.

The competent authority of the City of Kokkola reserves the right to accept or reject the highest offer. The final highest offered purchase price requires the approval of the Kokkola City Board and a separate sales decision.
