The City of Kokkola is selling by auction a leisure dwelling and plot at Kajkarvikintie 28, 67300 Kokkola. Detailed information is available in the annexes. Furnishings are included in the sale.

On the plot boundary there is a storage building extended with a canopy that is partially outside the plot boundaries (see annex "Building to be demolished or moved 272-404-36-53"). The building must be demolished or moved to a suitable location at least five (5) metres from the plot boundary.

A condition inspection for the sale of the dwelling has been carried out (see annex "Condition inspection report Kajkarvikintie 28, 67300 KOKKOLA"), which found elevated moisture readings in the shower area of the washroom and on the kitchen side opposite the washroom. The observations indicate a deterioration in the wet-room waterproofing and determining the extent of the damage requires further investigations and opening up the structure over a sufficiently large area.

In addition, a nearby area is classified as significant for natural values (/s) and there is a site or occurrence protected under the Nature Conservation Act (luo).

The buyer is responsible for the costs of title registration and the transfer tax arising from this sale.

The City of Kokkola / Urban Environment – City Premises and the buyer undertake to record all offers in the system. The property may only be sold to the highest bidder recorded in the system.

Offers made in the auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in liability for damages.

If the highest binding bidder makes an unwarranted offer, they must pay within 3 days a penalty of 20% of the auction price or at least €3,000 to the seller.

The competent authority of the City of Kokkola reserves the right to accept or reject the highest offer. The final highest offered purchase price requires approval by the City Board of Kokkola and a separate sales decision.
