The property is sold by incremental bids in an online auction held on www.huutokaupat.com. Participation requires registration. The bidding period ends on 27 April 2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or to extend the sale period.
The property is seized and is sold privately under the enforcement officer’s supervision, observing, where applicable, the general auction terms laid down in the Enforcement Code.
Payment terms
The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the whole purchase price by bank transfer to the Enforcement Authority’s official account. The sale decision will be issued to the parties once the payment appears on the official account. Payment by credit card is not possible.
Deposit: If the entire purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.
Payment period: If necessary, a payment period for the remainder may be granted, but no more than six weeks from the date of the sales decision. Interest at an annual rate will be charged on the whole purchase price for the entire payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will thereafter be charged. The default interest rate is currently 9.50%.
Obligations and rights transferred to the buyer AND/OR claims attached to the sold property
The buyer must apply for title (registration of ownership) within six months of the date of the deed of sale. The buyer must pay the transfer tax proactively at the latest when applying for title. The transfer tax is 3% of the purchase price.

The bid will be entered into the online auction as a maximum bid in accordance with the bidding automation. The bid must be submitted in writing to the Enforcement Authority no later than 23 April 2026 at 12:00 to the address Utsökningsverket / Kuusamo operations unit, Kaiterantie 20, 93600 Kuusamo or rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
