Hallan Sauna World, Hyrynsalmi

The municipality of Hyrynsalmi is selling Hallan Saunamaailma with a gross floor area of 1,266 m² plus a log sauna of 6 m². The buildings are located on the property named Hallan Sauna, RN:o 56:1 (property ID 105-402-56-1), in the village of Kytömäki, Hyrynsalmi, on a leased area of 1,270 m².

The municipality undertakes to enter into a 50-year land lease for the said leased area. The annual rent is €4,800 and will be adjusted annually according to changes in the cost-of-living index. Attached is a map of the leased plot; the plot area is approximately 1,600 m².

The property includes third-party assets: an infrared sauna indoors, and on the yard: terrace structures, stairs, terrace furniture, a jetty, a log sauna, a pontoon sauna, a scenic sauna, an outdoor hot tub and a bathing tub. Use or removal of the third-party assets must be agreed separately with Keilaukko Oy / Kimmo Kyhälä, tel. 0400 689 979.

The property adjoins third-party assets in three places:

1. The upper-level corridor / café adjoins the restaurant premises. A technical agreement on the use of these premises has been drawn up and is attached.

2. The lower-level corridor adjoins the apartment hotel (it has been agreed orally that guests of the apartment hotel have a right of passage to the restaurant premises via Hallan Saunamaailma).

3. The lower-level info / reception adjoins a commercial property. A technical operations agreement between the lower-level info and the commercial property is attached.

Two written agreements have been made concerning the premises adjoining third-party assets, in addition to the above-mentioned oral agreement; the other party in these agreements is Keilaukko Oy, represented by Kimmo Kyhälä, tel. 0400 689 979.

In Hallan Saunamaailma's technical room there is an electricity connection partly owned by Hiihtokeskus Ukkohalla Oy (wakeboard course), and the commercial electrical connection point is also taken from Hallan Saunamaailma's connection. Any changes to electrical connection points or connections must be agreed separately.

The municipality of Hyrynsalmi is selling the property for the following intended use: sauna world, spa and other tourism activities and related ancillary services.

A condition survey of Hallan Saunamaailma was carried out on 19 December 2025 and is attached to this sales notice.

Also attached are the actual income and expenses for 2025 and the 2024 financial statement details of income and expenses.

Bidders must carefully review the condition survey and the technical agreements.

Water, sewer and district heating connections are included in the sale; the electricity connection is not included.

Before making an offer, the bidder should inspect the property together with the seller, the municipality of Hyrynsalmi.

Before signing the contract, the buyer and seller will carry out an inspection of the property and prepare a memorandum.

In addition, the buyer must submit to the municipality of Hyrynsalmi a business plan and information on their financial position.

The municipality of Hyrynsalmi reserves the right to accept or reject any or all offers.

The final sales decision will be made by Hyrynsalmi's municipal board / municipal council.
