The area is located in the immediate vicinity of a motorway junction, so road connections are good. Services of the Vierumäki sports institute are also nearby, only about 12 km / 15 min by car. By water you can reach Lake Päijänne via the Kalkkinen canal and Jaalan Pyhäjärvi via the Kimola canal.


The area has been leased since 2022 to a houseboat operator. The current lease ends at the end of 2026.


A local detailed plan (AKM 729) is being prepared for the Apajalahti area. The plan is in progress and its status can be followed on the City of Heinola’s website by the plan name and number. Once the plan comes into force, limited construction may be permitted, for example small holiday homes. Houseboats or other shallow‑draft boats may be kept on the shore. The tourism concept might include tree‑hanging tent hammocks. The surrounding nature supports the tourism concept while it must be taken into account in the area’s use. The site is surrounded by natural values. A protected brook remains between the lease plots.


An electricity connection is available. There is no municipal infrastructure on the site. Water and wastewater solutions must be implemented by the tenant in accordance with environmental legislation.

Wastewater handling must observe the protective distances to water bodies and drinking‑water wells laid down in Section 5 of the City of Heinola’s environmental protection regulations.

WC wastewater must be directed to a sealed tank. Possibly greywater also.

If houseboats are kept at Apajalahti, the tenant must implement a wastewater system for the area.


The potential lease area consists of two plots. The northern plot is about 0.4 ha and the southern plot about 1.4 ha. It may be possible to expand the southern plot eastwards by approx. 0.7 ha by agreement with a private landowner. Any additional area rented from a private owner is not part of this lease auction and would be agreed separately.


The northern plot (marked 1 on the map) borders the Ruotsalainen water body to the west and the slope of Apajalahdenvuori to the east.

Plot 1 is level and partly wooded. The area is suitable for relocatable lightweight buildings and structures.

At present there is a lightweight container building on the site housing a company that rents houseboats. The company’s houseboats are moored on the lease area’s shoreline.


An open access route to the Tähtiniemi recreation trail network crosses the area. In addition, a maintenance access used by the city runs through the site.


The southern lease plot (area 2 on the map) lies mainly along the private road to Apajalahti. The area is undeveloped, grove‑like forest set in a quiet cove between two high rock slopes. Close to Hevossaarentie there is a small level area that has occasionally been used for car parking. Driving and pedestrian connections run through the lease area to the other part of the site and to the Tähtiniemi trails. Area 2 is mostly level and wooded and is suitable for small relocatable lightweight buildings and structures. The branch of area 2 that reaches the lake is hillier. The area envisaged for construction in the preliminary plan draft is marked on the map with a dashed boundary.

There is currently a temporary maintenance building belonging to the present tenant on the site. The city has a right of access through the lease area for maintenance purposes. Access is seldom used but its allowance will also be recorded in the future lease.

Signing the lease

The lease must be made on the city’s lease draft. The time and place for signing will be agreed with the successful bidder separately. The rent will be invoiced annually by the end of June. The annual rent will be linked to the cost‑of‑living index. The tenant is required to prepare a wastewater plan approved by the relevant permit and supervisory authority before signing the lease.

Other costs

The tenant is responsible for any property tax in force at the time.

Withdrawal from the lease

The highest bidder who refuses to conclude the lease will be required to reimburse the City of Heinola for costs incurred through the huutokaupat.com service.
