Terms of Sale

Specific terms of sale

The lot is sold by rising bids in an online auction held on the www.huutokaupat.com website between 23 Feb 2026 and 29 Mar 2026. Registration is required to participate. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the one the service provider's system has registered as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. 

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under Chapter 5, section 25 of the Enforcement Code. 

The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms

The buyer must immediately pay a 20% deposit of the purchase price to the Enforcement Authority's official trust account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


If necessary, up to six weeks' payment period may be granted for the balance. The payment period must be agreed separately. If a payment period is used, annual interest is payable on the whole purchase price pursuant to section 3(2) of the Interest Act for the whole agreed term from the date of sale until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price under section 4(1) of the Interest Act until the purchase price is paid or a new sale is carried out.


Encumbrances

Pledges on the property to be sold will lapse and registered charges will remain in force.


Applying for title and transfer tax

The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.


Transfer of possession and ownership

The buyer will obtain the right to possession when the entire purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed.

The buyer acquires ownership when they receive the deed. The deed will be delivered once the entire purchase price has been paid and the sale has become final.

The asset has been seized and is sold by a free sale conducted by the enforcement officer, following as applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the lot.


Buyers are strongly advised to familiarise themselves with the lot, the sales brochure and the attached documents before placing a bid.


The State has a right of pre-emption in the sale of real property if acquisition is necessary for the defence of the realm, border control or border security, or for the supervision or safeguarding of territorial integrity (Act on the State's Right of Pre-emption in Certain Areas 29 March 2019/469).


Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only with a permit (Act on the Permit Requirement for Certain Real Property Acquisitions 29 March 2019/470). The buyer is responsible for obtaining the permit and any obligations arising from it. Further information is available on the Ministry of Defence website.

Appeals

An enforcement appeal against the sale and any action relating to or preceding the sale must be made within three weeks from the date of sale. Instructions on how to appeal are attached to the sale decision.
