The object is sold in an online auction with bidding on the website www.huutokaupat.com during 5–24 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 24 February 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the bid that the service provider's system has accepted as the highest. The bailiff decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 19 February 2026 at 16:15. The office's customer service is open on weekdays 08:00–16:15. The written offer must state the bidder's name, personal identity number / business ID and contact details. A written offer is recorded in the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it is received by the deadline. A written offer is binding and is subject to the same conditions as the online auction.

The enforcement authority reserves the right to stop the sale or to extend the sale period.

The property is seized and sold by private sale under the bailiff's supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment is visible on the account, the bailiff issues the sales decision, which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest is payable on the full purchase price for the entire payment period from the sale date until the payment deadline. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged, which is currently 9.50%.

Buyer’s liabilities

The buyer must pay the transfer tax of three per cent of the purchase price proactively upon transfer of title, before applying for title registration and no later than six months after signing the purchase deed. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre-emption right in the purchase of the property if acquiring the property is necessary for national defence, border control or border security or for monitoring or safeguarding territorial integrity (Act on the State's Right of Pre-emption in Certain Areas, 29 March 2019/469).

Certain foreign persons defined by law may acquire real estate within the territory of the State of Finland only if permission is granted (Act on the State's Right of Pre-emption in Certain Areas, 29 March 2019/470).

The bid will be connected to the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 19 February 2026 at 16:15 at the address Enforcement Authority / Oulu office, Torikatu 34-40 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must include the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
