Terms of Sale

The lot is sold in an online auction on the website www.huutokaupat.com during 27 February–23 March 2026. Participation in the auction requires registration. The bidding deadline ends on 23 March 2026 at 13:30 or 3 minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The Enforcement Authority reserves the right to end the sale or extend the sale period.


The property has been seized and it is sold by private sale arranged by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official deposit account. Once the payment appears on the deposit account, the enforcement officer issues the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the date of the sales decision. Interest at the reference rate shall be charged on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment time, statutory default interest will be charged thereafter, currently 9.50% per year.


Obligations transferred to the buyer


The buyer must pay the transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables and charges relating to the flat and of the share of the company loan related to the flat. The transfer tax is paid to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed is issued.


The housing company has transferred the share register to the National Land Survey’s dwelling unit information system. The buyer must apply to register ownership within two months of the date of the deed. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.


The flat has been taken into the company’s possession for three years by the general meeting decision of 16 May 2024. The possession decision gives the housing company the right to rent out the flat to cover arrears and other charges. According to Chapter 8, Section 7 of the Housing Companies Act, the new owner of the shares sold gains possession of the flat when they have paid to the company all due amounts which could be covered by rent from the flat. These amounts consist of unpaid company charges and other charges that are the basis for the company taking possession, and any charges that fall due during the period of possession. According to the property manager’s certificate, unpaid company charges amount to €5,705.07 as at 26 January 2026.


The outstanding amount changes monthly. The buyer must clarify the arrears in charges and pay them directly to the housing company. They will not be paid from the purchase price paid to the Enforcement Authority.


In addition to the cash purchase price, the buyer will be liable for the share of the company’s loans relating to the flat, which according to the property manager’s certificate is a total of €2,211.91 as at 26 January 2026. Water pipe renovation €2,105.41, paid to the housing company as a capital charge of €47.02/month, and sewer leak renovation €106.72, paid as a capital charge of €24.52/month. The housing company loan share relating to the flat remains the buyer’s liability and is not paid from the purchase price.


The buyer must themselves ensure that obligations related to the flat that are their responsibility are fulfilled to the housing company. Bids made in the online auction should be sized taking these matters into account.


NOTE! According to information received from the property manager on 26 February 2026, the general meeting on 25 February 2026 decided to start a sewer renovation in spring 2026. The planned start of the sewer renovation is March–April. The sewer renovation will result in an estimated loan share for the flat of €6,402.66, which may be paid off in a single payment or paid as a capital charge of €77.29/month. The capital charge is indicative and will be specified later according to the loan terms.
