The property is sold in an online auction on www.huutokaupat.com from 9 February to 2 March 2026. Participation requires registration. The deadline for submitting bids ends on 2 March 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The bailiff decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's compensation liability under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The asset is seized and is sold privately by the bailiff in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the official account, the bailiff will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sales decision. In that case, annual interest is payable on the whole purchase price for the payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will thereafter be charged; it is currently 9.50%.

Buyer’s liabilities

On transfer of ownership, the buyer must pay the transfer tax of 3% independently before applying for title registration and at the latest within six months of the signing of the sales contract. The buyer is responsible for title registration costs and transfer tax.

The property includes a conditional electricity connection. To transfer the electricity connection into their name, the buyer must pay any outstanding charges for electricity distribution to the electricity company Neve Oy. Outstanding distribution charges amount to €173.68 as at 23 January 2026.

The property includes a conditional water connection. To transfer the water connection into their name, the buyer must pay any outstanding charges to the water company Neve Oy. Outstanding charges amount to €185.72 as at 23 January 2026.

The State has a pre-emption right in the sale of the property if acquisition is necessary for national defence, border control or border security, or to safeguard territorial integrity (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/469).

Certain foreign persons defined by law may acquire property in the territory of Finland only with a permit (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/470).

If it is not possible to submit a bid via Huutokaupat.com, a candidate buyer may submit a written bid to the bailiff. The bid will be entered in the online auction as a maximum bid according to the increment system. The bid must be submitted in writing to the Enforcement Authority no later than 27 February 2026 at 12:00 to the address: Utsökningsverket / Rovaniemi verksamhetsställe, Hallituskatu 5 C 5. krs, 96100 Rovaniemi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
