At an open official sale conducted by the bailiff on the website www.huutokaupat.com between 20 January – 12 February 2026, shares 1407–1522 of the housing company Asunto Oy Aho-Mäki will be sold. The shares entitle the holder to possession of an approx. 54 m² (2 rooms + kitchenette + sauna) terraced apartment in Rautjärvi. See the sales brochure and attachments for details.


The seized object is sold by private sale carried out by the enforcement officer on the website www.huutokaupat.com during 20 January – 12 February 2026 at 18:00. Additional information on the sale procedure in Swedish is attached.

The apartment was taken into the company’s possession for three years starting 8 June 2023. The apartment has been let by the housing company under a tenancy of indefinite duration.


The new owner has the right under the Companies Act on Housing Companies to obtain possession of the apartment before the end of the possession period if the purchaser pays the costs incurred by taking the apartment into possession, any repair costs to the company caused by the apartment, unpaid maintenance charges and the maintenance-charge instalments that become payable by the shareholder during the period of possession.


According to the property manager, the buyer’s liability is €1,160.74 as at 18 November 2025. At the moment ownership/possession of the shares is transferred there may be additional arrears, charges and costs with interest beyond the amount stated above.


The above debts will remain payable by the new buyer and will not be paid from the purchase price.


The tenancy is governed by the provisions of the Act on Residential Leases. The tenancy may be terminated on the grounds provided by that Act, but not solely because the apartment has been sold in a bailiff’s sale. However, the tenant’s right to retain possession of the share apartment ends without notice at the latest when the period of company possession ends, regardless of the agreed length of the tenancy.


The buyer must ensure they settle all obligations related to the apartment payable to the housing company. Bids in the online auction should be set with these matters in mind.


Terms of Sale

The property is sold by competitive bids in an online auction arranged on the website www.huutokaupat.com during 20 January – 12 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 12 February 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one that the service provider’s system has accepted as highest. The bailiff will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may give rise to purchaser liability under section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to submit purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid under the automatic increment feature. The written offer must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com reference number of the lot concerned. A written purchase offer is binding and subject to the same conditions as the online auction. The offer must be submitted no later than 10 February 2026 at 12:00 to:
