The object is sold in an online auction with bids on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids expires on 11 March 2026 at 18:00 (or 3 minutes after the last accepted bid).
The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid the service provider's system has accepted as highest. The bailiff decides on acceptance or rejection of the highest bid.
Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability under Chapter 5, Section 25 of the Enforcement Code.
If it is not possible to submit bids via the Huutokaupat.com service, a candidate buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid by the automatic bidding function. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number concerned. A written offer is binding and is subject to the same terms as the online auction. The written offer must be submitted no later than 9 March 2026 at 16:15 to the Enforcement Authority, Oulu office, Torikatu 34–40, 90100 OULU or by e-mail to oulu.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or to extend the sale period.
The property has been seized and is sold by free sale conducted by the bailiff in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.
Payment terms
The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official escrow account. Payment by credit card is not possible.
Deposit: The buyer must immediately pay 20 per cent of the purchase price as a deposit to the Enforcement Authority's escrow account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise they will be regarded as the buyer.
Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price. The payment period must be agreed separately. If a payment period is granted, annual interest shall be charged on the whole purchase price in accordance with Section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period.
If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.
If payment is not made within the specified time, the buyer shall pay default interest in accordance with Section 4(1) of the Interest Act on the whole purchase price until the purchase price has been paid or a new sale has been completed.
Obligations and rights transferred to the buyer
The buyer is responsible for any charges arising from transfers of connection agreements.
The buyer must apply for title registration (lainhuuto) for their acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative when applying for title. The transfer tax is 3% of the purchase price.
The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or to ensure or safeguard territorial integrity (Act on the State's pre-emptive right in certain areas 29 March 2019/469).
Persons from outside the EU and EEA may acquire real estate in the territory of Finland only with a permit (Act on the requirement of a permit for certain real estate acquisitions 29 March 2019/470). The buyer is responsible for obtaining any required permit and for obligations arising from it. More information is available on the Ministry of Defence website.
