The property will be sold in an online auction with bids on the website www.huutokaupat.com during the period 28 January 2026–18 February 2026. Participation in the auction requires registration. The deadline for submitting bids expires on 18 February 2026 at 18:00 or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of Chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and will be sold by private sale arranged by the enforcement officer in accordance with section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears on the official account, the enforcement officer will issue a sales decision to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sales decision. In that case annual interest is charged on the whole purchase price for the whole payment period from the date of sale until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, which is currently 9.50%.

Buyer’s liabilities transferred

The buyer must pay the transfer tax, which is 1.50% of the total amount of the purchase price and any unpaid company receivables and charges relating to the flat and the flat’s share of the company loan. Transfer tax is paid to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.

The housing company has transferred the share register to the Apartment Information System maintained by the National Land Survey of Finland. The buyer must apply for registration of ownership within two months of the date of the deed of sale. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.

Flat’s share of company loans:

In addition to the cash purchase price, the buyer will be liable for the share of the company loans relating to the flat, which according to the property manager’s certificate dated 17 November 2025 are as follows: Water supply, A stair one‑off amount €6,576.40; Water supply B, C, D, E, F one‑off amount €13,152.81; RL3 Balcony/drainage repair €7,477.61 (paid to the housing company as a capital charge €91.80/month); RL4 Major renovation €5,027.18 (paid to the housing company as a capital charge €51.00/month). The total share of company loans relating to the flat is €32,234.00 and remains the buyer’s responsibility; these amounts will not be paid from the purchase price paid to enforcement.

The buyer must ensure they meet all obligations related to the flat owed to the housing company. Bids in the online auction should be sized taking these matters into account.

The bid will be entered into the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 10 February 2026 at 12:00 to the address Utsökningsverket / Rovaniemi toimintapaikka, Hallituskatu 5 C, 5th floor, 96100 Rovaniemi. A written bid is binding and the same terms as the online auction apply. The written bid must be signed and must include the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
