The object is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids expires on 15 February 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to approve or reject the highest bid.

Bids made in the online auction are binding. If a bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Execution Act.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is levied and will be sold by private sale conducted by the enforcement officer in accordance, where applicable, with the general auction terms set out in the Execution Act.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment appears on the account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: Unless the full purchase price is paid immediately, the buyer must immediately pay a deposit of 20 per cent of the purchase price.

Payment period: A payment period for the remainder may be granted if necessary, but at most six weeks from the date of the sale decision. In that case, annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. If payment is not made within the granted period, annual default interest will be charged thereafter.

Obligations and rights transferred to the buyer

At the time of preparing the sales brochure, the property has a water and sewer connection from Nivalan Vesihuolto Oy and an electricity connection from Elenia Oy. Connections will transfer to the buyer if they are still transferable at the time ownership of the sale object is transferred. Service providers may, however, condition the transfer of connections on the settlement of outstanding charges related to the connections.

According to Nivalan Vesihuolto Oy, there were outstanding water charges of €27.56 as at 22 December 2025.

According to Elenia Oy, there was outstanding electricity transmission debt of €156.60 as at 19 December 2025.

The amounts of the claims may change during the sales procedure. The buyer is responsible for any charges related to the transfer of connection agreements. In addition, the buyer is responsible for title registration costs and transfer tax.

If it is not possible to place a bid through the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the auction automation. The bid must be submitted in writing to the Enforcement Authority no later than 9 February 2026 at 15:00 to the address: Utsökningsverket / Brahestad verksamhetsställe, Kummatinkatu 6, 92150 BRAHESTAD. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is levied and is sold privately under the enforcement officer's care in accordance with Chapter 5, Section 76 of the Execution Act and, where applicable, the general auction terms of the Execution Act.
