Terms of Sale

Method of submitting bids


The item is sold by ascending bids in an online auction on the www.huutokaupat.com website during 10 Feb 2026 – 15 Mar 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under chapter 5, section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms


Deposit

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

If necessary, up to six weeks' payment time may be granted for the balance of the purchase price. The payment period must be agreed separately. If an extension is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale to the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after the bid has been accepted.


If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


Obligations and rights transferred to the buyer


The buyer is responsible for any charges arising from the transfer of connection contracts.


Mortgages and pledges


Pledge rights attached to the sold assets will lapse, and mortgages will remain in force.


Applying for title and transfer tax


The buyer must apply for title registration within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration. The transfer tax is 3% of the purchase price.


Vacating the property


If the debtor occupies the sold premises or stores property there, the buyer may request enforcement assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will follow, as applicable, the eviction provisions of the Enforcement Code. The moving day will be set so that, without good cause, it will not be earlier than one week nor later than two weeks from the date the moving notice is served.


In eviction procedures the buyer may be permitted to deal with low‑value and worthless movable property as they wish. The buyer must be prepared to bear any costs arising from carrying out the eviction. In practice, if movable property is left at the site, cleaning and disposal of such items will be at the buyer's expense.


Transfer of possession and ownership


The buyer obtains possession of the sale object when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed.


The buyer obtains ownership of the sale object upon receipt of the deed. The deed will be handed over when the full purchase price has been paid and the sale has become legally binding.


Other information


The property has been seized and is sold by free sale arranged by the enforcement officer in accordance with the general auction terms laid down in the Enforcement Code, as applicable. The sales brochure is indicative and not a comprehensive description of the sale object.


Buyers are urged to familiarise themselves thoroughly with the sale object, the sales brochure and the attached documents before making a bid.


The State has a pre‑emptive right in the sale of real estate if acquisition is necessary to safeguard national defence, border control or border security or to ensure or safeguard territorial integrity (Act on the State's Pre‑emptive Right in Certain Areas 29 Mar 2019/469).


Persons from outside the EU and EEA may acquire real estate in the territory of the Republic of Finland only if permission is granted (Act on the Permit Requirement for Certain Real Estate Acquisitions 29 Mar 2019/470). The buyer is responsible for obtaining the permit and for any obligations arising from it. More information is available on the Ministry of Defence's website.


Appeals


An enforcement appeal concerning the sale and actions related to, or preceding, the sale must be made within three weeks from the date of the sale. Information on how to appeal is attached to the sale decision.
