Property (property ID 182-413-1-520) is being sold by online auction on Huutokaupat.com from 22 January 2026 to 15 February 2026 at 18:00. Each new bid extends the end time by three minutes.

Terms of Sale

The item is sold by incremental bidding in an online auction held on the www.huutokaupat.com website during 22 January 2026 – 15 February 2026. Participation requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system functioning. The highest bid is the one that the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment term. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and the same conditions apply as in the online auction. The offer must be submitted no later than 12 February 2026 at 16:15 to the Enforcement Authority’s Jyväskylä office, address Cygnaeuksenkatu 1, Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi


The enforcement authority reserves the right to end the sale or to extend the sales period.


Payment terms

The buyer must, immediately after the enforcement officer has notified acceptance of the offer, pay a deposit corresponding to 20% of the purchase price into the Enforcement Authority’s official account. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the date of the sales decision. The payment period must be agreed separately. If payment time is granted, annual interest under Section 3(2) of the Interest Act will be charged on the whole purchase price for the agreed payment period from the sale date until the end of the payment period.

If no payment time is granted, the purchase price must be paid without delay after acceptance of the bid.


If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.


Obligations and rights transferred to the buyer
The buyer is responsible for any costs of transferring connection agreements. There are no outstanding arrears to be transferred for water/sewer or electricity connections.


Encumbrances

Pledge rights attached to the sold assets will lapse and registered encumbrances will remain in force. Electronic mortgage deeds will be transferred to the buyer or the buyer’s nominee.


Application for title and transfer tax

The buyer must apply for title to the acquisition within six months from the date of the deed of sale. The buyer must declare and pay the transfer tax no later than when applying for title. The transfer tax is 3% of the purchase price.


Vacant possession

The property is immediately vacant.

If the debtor is using the sold premises or storing property there, the buyer may request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction procedure follows the applicable provisions of the Enforcement Code. The moving date will be set so that it is not earlier than one week and not later than two weeks from the date the removal notice is received, unless there is a compelling reason otherwise.

In the eviction procedure the buyer may be allowed to deal with low-value and worthless movable property as they wish. The buyer must be prepared to bear any costs arising from carrying out the eviction. In practice, if movable property remains at the site, cleaning and disposal of such items will be carried out at the buyer’s expense.


Transfer of possession and ownership

The buyer will obtain possession of the sale object when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed of sale.

The buyer will acquire title to the sale object upon receipt of the deed of sale. The deed will be delivered once the whole purchase price has been paid and the sale has become final.

The property has been seized and is sold by public sale conducted by the enforcement officer, following as appropriate the general auction conditions set out in the Enforcement Code.

Persons outside the EU and EEA may acquire real estate in Finland only with a permit (Act on the Permit Requirement for Certain Acquisitions of Real Estate 29.3.2019/470). Appeals

An enforcement appeal against the sale and actions related to or preceding the sale must be filed within three weeks from the date of sale. The appeal instructions are attached to the sales decision.
