Terms of Sale

The lot is sold by increased bids in an online auction on the www.huutokaupat.com website during 20 January 2026 – 15 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.


If it is not possible to place purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement authority; this will be attached to the online auction as the maximum bid in accordance with the automatic incrementer. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com item number concerned. A written purchase bid is binding and the same terms apply as for the online auction. The bid must be submitted no later than 12 February 2026 at 16:15 to the Enforcement Authority’s Jyväskylä office, address Cygnaeuksenkatu 1, Jyväskylä, or by e-mail to jyvaskyla.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms


Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official account. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. If no such statement is made, the highest bidder will be regarded as the buyer.


Payment period

An extension of up to six weeks may be granted for the remaining purchase price if necessary. The payment period must be agreed separately. If a payment period is granted, annual interest will be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.

If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the prescribed time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.


Buyer’s liabilities and rights to be transferred


The buyer is responsible for any costs arising from transfers of connection contracts.


Encumbrances


Liens on the sold assets will lapse and mortgages remain in place.

Electronic mortgages (panttikirjat) will be transferred to the buyer or to a person designated by the buyer.


Application for title registration and transfer tax


The buyer must apply for title registration for their acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration.

The transfer tax is 3% of the purchase price.


Vacating


If the debtor continues to use the sold premises or stores property there, the buyer has the right to request the enforcement officer’s assistance to carry out an eviction after the buyer has paid the purchase price. The eviction will follow, as applicable, the provisions on eviction in the Enforcement Code. The move-out date will be determined so that, without good reason, it is not set earlier than one week and not later than two weeks from the date the eviction notice was served.

In the eviction process, the buyer may be permitted to deal with low-value and worthless movable property as they wish. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if movable property remains on the premises, cleaning and disposal of such property will be carried out at the buyer’s expense.


Transfer of possession and ownership


The buyer acquires the right of possession to the property when the entire purchase price has been paid. The buyer must not use the property in a way that would reduce its value before receiving the deed.

The buyer acquires ownership of the property upon receipt of the deed. The deed will be delivered when the entire purchase price has been paid and the sale has become final.

The property has been seized and is sold by free sale carried out by the enforcement officer, following, as applicable, the general auction terms laid down in the Enforcement Code.

Persons from outside the EU and the EEA may acquire real estate in the territory of Finland only if permission is granted (Act on the Requirement for Permission for Certain Acquisitions of Real Estate 29 March 2019/470). Appeals


An enforcement appeal against the sale and actions related to or preceding the sale must be lodged within three weeks of the sale. Instructions on appeals are attached to the sales decision.
