An electricity connection will be provided to the building, which will be transferred to the new owner; the building also has a main electrical panel. If the Buyer notifies the Seller well in advance of signing the deed that they do not require the electricity connection, the Seller will cancel the property's electricity connection.

There is no water or sewer connection at the property.

The property can be viewed independently; enquiries on weekdays preferably by email.

The buyer may independently check the zoning status with the municipality.

The property is sold free of encumbrances and in the condition it is in at the time of sale.

Buyers are requested to inspect the property before making an offer.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. The buyer cannot be a party listed on international sanctions lists. This will be checked before the sale. Inspection of the property

A bidder has the obligation to familiarise themselves with the property, documents and records before making an offer. The buyer cannot later rely on any matter that could have been discovered during a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information they know and that can be assumed to affect the sale.

Conclusion of sale

The sale of the property must be made in the form required by the Land Code. The signing appointment will be held in Vantaa, Ylivieska, Jyväskylä or Tampere. Signing cannot be done electronically. The signing time and exact place will be agreed separately with the buyer. The purchase price is to be paid by bank transfer within seven (7) days of the signing appointment, and proof of payment shall be provided to the seller. The buyer shall pay the notary's fee, transfer tax and title registration fees.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price (unless qualifying as a first-time buyer of a principal residence).

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspection and other necessary actions related to the sale.
