The building will have an electricity connection, which will transfer to the new owner; the building also has a main electrical distribution board. If the Buyer notifies the Seller well in advance of signing the deed that they do not require the electricity connection, the Seller will cancel the property's electricity connection.

There is no water connection or sewerage at the property.

The property can be inspected independently; enquiries are handled by email on weekdays as the primary channel.

The buyer may independently check the plot's zoning status with the municipality.

The property is sold free of all encumbrances and in the condition it is in at the time of sale.

Buyers are asked to inspect the property before making an offer.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller and the buyer undertake to record all offers in the system. The bidder accepts these terms of sale by placing a bid. The buyer cannot be a party listed on international sanctions lists. This will be checked prior to the sale. Viewing the property

The bidder is obliged to familiarise themselves with the property, documents and records before making an offer. The buyer cannot later rely on any matter that could have been detected during a prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all the information the seller knows and that can be expected to affect the sale.

Conclusion of the sale

The sale of the property must be made in the form required by the Land Code. The signing of the deed will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. Signing cannot be done electronically. The time and exact place for signing the deed will be agreed separately with the buyer. The purchase price is paid by bank transfer within seven (7) days of the signing, and proof of payment must be provided to the seller. The buyer pays the fee of the certifying official, the transfer tax and the loan registration fees.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price (unless the buyer fulfils the conditions for a first-time home buyer).

Withdrawal from the sale

A party that refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary acts related to the conclusion of the sale.
