An electricity connection will be installed to the building, which will transfer to the new owner; the building also has a main electrical switchboard. If the Buyer notifies the Seller well in advance before signing the deed that an electricity connection is not needed, the Seller will cancel the property's electricity connection.

The property has no water connection or sewerage.
The lifting door is broken and, at minimum, its lifting cables must be replaced by the new owner at their cost if the door is to be used.
Another sliding door is open and currently provides access.

The property may be inspected independently; enquiries on weekdays preferably by email.

The buyer may independently check the plot’s planning details with the municipality.

The property is sold free of encumbrances and in the condition it is in at the time of sale.

Buyers are asked to inspect the property before making an offer.
A car on the plot is not included in the sale and will be removed before handover.

Offers must be submitted by the stated deadline. The highest bid is the one the seller accepts as highest. The seller and buyer agree to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. The buyer must not be an entity listed on international sanctions lists. This will be checked prior to the transaction. Viewing the property

Bidders are obliged to inspect the property, documents and records before bidding. The buyer cannot later rely on defects that could have been discovered during prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller and that can be expected to affect the transaction.

Conclusion of the sale

The transfer of the property must be executed in the form required by the Land Code. The signing will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. The signing cannot be done electronically. The exact date and location of signing will be agreed with the buyer separately. The purchase price must be paid by bank transfer within seven (7) days of the signing, and proof of payment shall be provided to the seller. The buyer shall pay the notary fees, transfer tax and registration fees.

Other costs

The buyer is responsible for transfer tax, which is 3% of the purchase price excluding debts (unless eligible as a first-time or permanent home buyer).

Withdrawal from the sale

A party that refuses to complete the sale must compensate the other party for reasonable costs incurred for advertising, inspection and other necessary actions related to the transaction under the Land Code.
