Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. It is also possible to participate in the auction in person by giving an offer to the seller on site. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property

The bidder is obliged to inspect the property, documents and records before making an offer. The buyer cannot later rely on any matter that could have been discovered during a prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that could reasonably be expected to affect the sale.

Conclusion of the sale

The sale of the property must be made in the form prescribed in the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price is paid at the signing. The fee for the certifying official is paid half by the seller and half by the buyer.

The sale will primarily be conducted electronically through the land transaction service (€236), including the title deed fee, which is paid by the buyer.

Other costs

The buyer is responsible for the transfer tax applicable at the time.

Withdrawal from the sale

A party that refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions connected to the transaction.
