The property will have an electricity connection, which transfers to the new owner; the building also has a main electrical panel. If the Buyer notifies the Seller well in advance before signing the deed that they do not need the electricity connection, the Seller will cancel the property’s electricity connection.

The property has no water connection or sewerage.

Viewings can be made independently; enquiries on weekdays preferably by e‑mail.

The buyer may check the plot’s zoning status with the municipality independently.

The property is sold free of encumbrances and in the condition it is in at the time of sale.

The buyer is asked to inspect the property before making an offer.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as the highest. The seller and the buyer undertake to record all offers in the system. The bidder accepts these terms of sale when placing a bid. The buyer cannot be an entity on international sanctions lists. This will be checked before the sale. Viewing the property

The bidder must inspect the property, documents and papers before making an offer. The buyer cannot afterwards rely on any matter that could have been discovered during a prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that can be expected to affect the sale.

Conclusion of the sale

The sale of the property must be made in the form required by the Land Code. The deed signing will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. The sale cannot be completed electronically. The date and exact place for signing the deed will be agreed separately with the buyer. The purchase price shall be paid by bank transfer within seven (7) days of the signing, and proof of payment shall be delivered to the seller. The buyer pays the notary’s fee, transfer tax and registration fees.

Other costs

The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price (unless they meet the conditions for a first-time home buyer).

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to the sale.
