An electricity connection will be provided for the building, which will transfer to the new owner; the building also has a main electrical panel. If the Buyer notifies the Seller well in advance before signing the deed that the electricity connection is not required, the Seller will cancel the property's electricity connection.

There is no water or sewer connection at the property.

The property can be viewed independently and enquiries should preferably be made by e-mail on weekdays.

The buyer may check the plot's zoning status with the municipality independently.

The property is sold free of all encumbrances and in the condition it is in at the time of sale.

Buyers are asked to inspect the property before making an offer. 

We are on holiday and will not answer enquiries during the Christmas week 20–28 December.

Offers must be made by the specified deadline. The highest offer is the one the seller has accepted as highest. The seller and buyer commit to recording all offers in the system. The bidder accepts these sales terms when placing a bid. The buyer cannot be an entity listed on international sanctions lists. This will be checked prior to the sale. Inspection of the property

Prior to bidding, the bidder has a duty to inspect the property, documents and records. The buyer may not afterwards rely on a matter that could have been discovered during the pre-inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information that the seller knows and that can be expected to affect the sale.

Concluding the sale

The transfer of the property must be made in the form required by the Land Code. The signing of the deed will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. Signing is not possible electronically. The date and exact place for signing the deed will be agreed separately with the buyer. The purchase price shall be paid by bank transfer within seven (7) days of the signing, and proof of payment shall be provided to the seller. The buyer pays the certifier's fee, transfer tax and title registration fees.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the purchase price excluding debt (unless eligible as a first-time permanent home buyer).

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the sale.
