An electricity connection will be provided to the building, which will be transferred to the new owner; the building also has a main electrical panel. If the Buyer notifies the Seller well in advance before signing the deed that they do not require the electricity connection, the Seller will cancel the property's electricity connection.

There is no water supply or sewer connection.

The property may be viewed independently and enquiries should be made by e-mail on weekdays in the first instance.

The buyer may independently check the plot's zoning status with the municipality.

The property is sold free of all encumbrances and in the condition it is in at the time of sale.

Buyers are asked to inspect the property before making an offer.

Offers must be submitted by the stated deadline. The highest offer is the offer that the seller has accepted as the highest. The seller and the buyer undertake to record all offers in the system. The bidder accepts these terms of sale when placing a bid. The buyer cannot be an entity listed on international sanctions lists. This will be checked before the sale. Viewing the property

Bidders are obliged, before making an offer, to familiarise themselves with the property, documents and records. The Buyer cannot later rely on a matter that could have been observed during a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information the seller knows and that can be assumed to affect the sale.

Completion of the sale

The sale of the property must be made in the form required by the Land Code. The completion meeting will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. Completion cannot be conducted electronically. The signing time and exact place of the deed will be agreed separately with the buyer. The purchase price is payable by bank transfer within seven (7) days of the completion meeting, and proof of payment must be provided to the seller. The buyer pays the notary's fee, transfer tax and registration fees.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price (unless they meet the conditions for a permanent first-time home buyer).

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to completing the sale.
