An electricity connection will be provided to the building, which will transfer to the new owner; the building also has a main electrical panel. If the Buyer notifies the Seller in good time before signing the deed that an electricity connection is not required, the Seller will cancel the property's electricity connection.

The property has no water or sewer connection.

The property can be viewed by visitors without supervision and enquiries on weekdays should preferably be made by email.

The buyer can check the plot's zoning status independently from the municipality.

The property is sold free of all encumbrances and as seen at the time of sale.

Buyers are asked to view the property before making an offer.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. The seller and buyer undertake to record all offers in the system. The bidder accepts these sales terms when placing a bid. The buyer cannot be an entity included on international sanctions lists. This will be checked before the sale. Viewing the property

Bidders are obliged to inspect the property, documents and records before making an offer. The buyer cannot later rely on a matter that could have been observed during a prior inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller and that may reasonably be assumed to affect the transaction.

Conclusion of the sale

The property sale must be made in the form required by the Land Code. The signing ceremony will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. Signing is not possible electronically. The time and exact place for signing the deed will be agreed with the buyer separately. Payment of the purchase price shall be made by bank transfer within seven (7) days of the signing ceremony, and proof of payment shall be provided to the seller. The buyer pays the certifier's fee, transfer tax and registration fees.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the purchase price exclusive of debt (unless the buyer meets the conditions for a permanent first-time home buyer).

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs arising from advertising, inspecting the property and other necessary acts related to completing the sale.
