An electricity connection will be provided to the building, which will transfer to the new owner; the building also has a main electrical distribution board. If the Buyer notifies the Seller well in advance of signing the deed that an electricity connection is not required, the Seller will cancel the property's electricity connection.

There is no water connection or sewerage at the site.
The distribution cabinet next to the building is on a different plot.

The property can be inspected independently and enquiries on weekdays preferably by e-mail.

The buyer may check the plot's zoning status independently with the municipality.

The property is sold free of encumbrances and in the condition it is in at the time of sale.

Buyers are asked to inspect the property before making an offer.

Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as the highest. The seller and buyer undertake to record all bids in the system. The bidder accepts these terms of sale by placing a bid. The buyer cannot be an entity that appears on international sanctions lists. This will be checked before the sale. Inspection of the property

The bidder has a duty before making an offer to inspect the property, documents and records. The buyer cannot afterwards invoke any matter that could have been observed during a pre-inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information they know and that can be expected to affect the transaction.

Conclusion of the sale

The sale of the property must be made in the form required by the Land Code. The signing of the deed will be arranged in Vantaa, Ylivieska, Jyväskylä or Tampere. The transaction cannot be completed electronically. The exact time and place for signing the deed will be agreed with the buyer separately. The purchase price is to be paid by bank transfer within seven (7) days of the signing, and proof of payment must be provided to the seller. The buyer pays the signing fee, transfer tax and title registration fees.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price (unless they meet the conditions for a first-time permanent home buyer).

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs arising from advertising, inspection of the property and other necessary actions related to completing the sale.
